Freddie Mac Small Apartment Loans - Regions

There are five Regions (Western, South Central, North Central, Southeast and Northeast) under the Freddie Mac SBL Program. Interest rates vary by Region.

Washington, Oregon, Alaska, Idaho, California, Nevada, Utah and Arizona.

Montana, Wyoming, Colorado, New Mexico, Texas and Oklahoma.

North Dakota, South Dakota, Nebraska, Kansas, Minnesota, Iowa, Missouri, Wisconsin, Illinois, Michigan, Indiana, Ohio and Kentucky.

West Virginia, Maryland, Virginia, Delaware, North Carolina, South Carolina, Tennessee, Arkansas, Louisiana, Mississippi, Alabama, Georgia and Florida.

Maine, Vermont, Massachusetts, New York, Rhode Island, Pennsylvania, Connecticut, New Jersey and New Hampshire.

Freddie Mac SBL interest rates vary by Region. By going to Regional based pricing Freddie Mac is able to manage risk and origination volume by adjusting pricing based on Region.

Under the Freddie Mac SBL program no lender is delegated to approve and fund a loan. All loans are reviewed and approved by Freddie Mac. Freddie Mac then issues a loan commitment to the lender who in turn issues a loan commitment to the borrower. Each Region has a credit manager and underwriting team. The benefit to Regional based underwriting is local market knowledge by the underwriting and credit management team which results in a more efficient loan review and underwriting process.
