CMBS Conduit Self Storage Building Loans Overview

Crefcoa provides permanent fixed rate commercial financing for the acquisition or refinancing of stabilized self storage and mini-storage properties.


Crefcoa offers attractive fixed rate pricing starting at industry low spreads above the comparable "on the run" Treasury rates for self storage loan sizes above $2 million through its Conduit Self Storage Loan program. Conduit loans for self storage properties offer low interest rates, high leverage up to 80%, and requires no personal guarantees.


For self storage and mini-storage properties with loan sizes under $2 million, Crefcoa offers self storage loans through its small balance commercial mortgage program.


CMBS Conduit Self Storage Property Loan Program Guidelines

Eligible Properties Self storage and mini-storage properties that are stabilized and are located in high traffic metropolitan areas. Construction should be concrete block, brick, or wood framed. Preference is shown towards single story facilities unless a drive-up access is provided.


Metal building self storage facilities accepted on a case-by-case basis with limits on both term and amortization.


Mezzanine and Bridge self storage loans are available on a case-by-case basis for properties in the "lease-up" phase or that require substantial rehabilitation. Contact Crefcoa's Capital Markets Group for additional information.

Loan Size $2 million.
  • Tiered pricing based on LTV and DSCR.

Loan Terms
  • 5, 7, and 10 year fixed rate terms (balloon at end of fixed term).
  • 25 and 30 year amortizations.
Prepayment Defeasance or yield maintenance.
Personal Guarantee Non-recourse subject to standard carveouts.
Minimum DSCR 1.25-1.35.
Loan-to-Value Maximum of 80%.
Rate Lock At commitment. Early rate lock may be available for qualified sponsors.
Minimum Occupancy 90% stabilized properties, 12 month trailing cash flow must support minimum DSC requirements.
Impounds Taxes, insurance, and replacements.
