Flex Series Commercial Loan Program Overview

The Flex-Series™ Commercial Real Estate Loan program provides flexible commercial financing options for a wider range of property types, credit profiles and documentation flexibility than our conventional Banc Series program. Available for both owner-occupied and investor commercial properties, Flex Series commercial loans provide up to 90% financing (for owner occupied properties through the SBA 504 program) and up to 30 year terms, for both traditional and non-traditional properties.

  • Loan sizes $500,000 - $15,000,000
  • Traditional and non-traditional properties
  • 20, 25 and 30 year amortizations
  • Up to 90% LTV for purchases (SBA 504)
  • Cash out refinances up to 70% LTV
  • Owner occupied or investor properties
  • Full and reduced document option
  • 2, 5, 7, and 10 year fixed rate terms
  • Up to 75% LTV for debt refinances
  • Step down prepayment premium

Ineligible Property Types
Bar, night clubs, dance clubs, nursing homes, assisted living facility, houses of worship, rural or agricultural, marinas, prisons, co-ops, time shares, illegal use properties, motels, hotels, campgrounds, bed and breakfast, gas stations, and restaurant (franchised).
90% Commercial Financing
Flex-Series offers borrowers the ability to borrow up to 90% of a property's value for purchase transactions under the SBA 504 program.
  • 90% Commercial financing to $12 million for owner-occupied commercial real estate properties. Owner-user (business) must occupy a minimum of 51% of eligible rentable space. Special use / special purpose properties (hotel, restaurant, day care, etc.) are capped at 75% leverage.
  • Program requires strong sponsorship with a stabilized or increasing revenues.
Stated Income Commercial Loan Option
Currently unavailable under the Flex Series Commercial Loan program.
